Our Initial Cost Projection for Building a Tiny Home is Only $12,500. Can We Do It?

If you are new here, we are building a tiny house. More specifically, we are converting an unused shed into an off grid tiny house. Since the shell is already intact and in good shape we are hoping to keep total costs around $12,000.

We are in the first weeks of construction and have received our first supply order from Lowe’s. The cost to build now is considerably increased compared to a few years ago. Pricing for wood and other common construction materials have doubled or tripled in some cases. It’s not an ideal time for optional projects like this one but there’s never a perfect time so you just have to start.

Below is a rough breakdown of our cost estimates. These numbers are based on internet searches of items and materials. We have not acquired most of these things so these numbers are just rough ballpark figures. It’ll be interesting to see how we progress and how close the numbers will be in the end!

I separated the two cost columns into “essential” meaning need right away and “future” meaning things we may not finish initially. Initially, the plan was to finish by Thanksgiving; however, we are about to embark on a new adventure that starts middle of October. Stay tuned for that!

Total Cost estimate: $12,271 rounded up to $12,500

Given our new hard deadline we decided to hold off on the off grid elements as well as the plumbing. If we are by some miracle way ahead of schedule we will proceed until 10/15 but it’s unlikely we will get to everything.

I plan on sharing progress updates of the various steps involved in completing this tiny house. The updates will include total number of hours spent on each task as well as the cost of the materials consumed during each step.

10 Reasons We are Converting an Old Shed into a Tiny Home

If you’re new here my name is Christina. I’m a Korean Adoptee living in rural New England with my husband and two young children. We are passionate about DIY and home renovation. Our newest project is converting an old unused shed on our property into an off grid tiny home.

This might sound out there for some so I wanted to share a few of our reasons why we are doing this.

  1. I’m obsessed with tiny homes and have been for the past 5+ years since I first heard about them. This would satisfy my curiosity with them.
  2. Our kids will enjoy having family sleepovers in the tiny house and when they are older even friend sleepovers.
  3. This tiny house would serve as an off grid back up to our main home should we ever need one.
  4. It will give us a taste of what designing and building a functional living space is like. It will also give us an understanding of the systems required to be off grid.
  5. It’ll serve as a guest house when more space is needed.
  6. The tiny house is a short or longer term housing option for friends and/or family members in the future.
  7. This tiny house is essentially a prototype for future tiny home endeavors we have planned on separate lots of land and properties.
  8. Creating and building this tiny house will give my husband and me a great creative outlet.
  9. This shed was totally unused and just sitting there so we figure let’s make it into something useable and beautiful!
  10. And, last but not least. The number one reason for doing this is to explore tiny living in a hands on way. We pack our essentials and stay however long we want.

Making this tiny house is a fun and creative project that our family can enjoy for years to come. Thanks for reading!
